Warburg - Henderson KAG continues to acquire in Germany
First purchases for newly launched Pan-Europa Fonds Nr. 3

After successfully launching the Warburg - Henderson Pan-Europa Fonds Nr. 3 in August, the Warburg - Henderson Kapitalanlagegesellschaft für Immobilien mbH continued its European acquisition program with the purchase of the first two properties for this Fund. These acquisitions further demonstrate the company's commitment to the German property market.

The first acquisition, a modern office building in Unterföhring near Munich, comprises around 6,750 m² and provides 95 parking spaces. The property is fully let to EM.TV AG, a German TV production company.

The second property comprises a fully let retail/office building located in Goethestrasse, the prime address for luxury retailers in Frankfurt. The shop units are let to Ermenegildo Zegna and TOD's with a variety of professional companies occupying the office accommodation.

Both properties were acquired from private German investors. The purchase prices were not disclosed.

The Warburg - Henderson Pan-Europa Fonds Nr. 3 was launched in August 2005 for a number of German pension funds. The Fund primarily invests in commercial properties in France, Germany, Italy and the UK and follows a risk/return profile of Core plus. It is the successor of the Warburg - Henderson Pan-Europa Fonds Nr. 1, which closed in May of this year having raised equity in excess of €400 million.

Warburg - Henderson specialises in the creation and management of pan-European property Spezialfonds. The company applies a professional investment process, leading-edge property research and has excellent local market access in Europe. It was founded in 2001 as a joint venture between M.M.Warburg & CO, Hamburg, and Henderson Global Investors, London. Warburg - Henderson has launched five property funds since December 2002 with German and international institutional investors.
