Warburg - Henderson KAG acquires office development in Paris for Warburg - Henderson Pan-Europa Fonds Nr. 2
Warburg - Henderson Kapitalanlagegesellschaft für Immobilien mbH, Hamburg has continued its European acquisition program with the purchase of a further property.
The latest acquisition comprises an office development in Boulogne-Billancourt, a prosperous suburb southwest of Paris. Boulogne-Billancourt is part of the so called "Croissant d'Or" office market and is the headquarters of several internationally renowned companies including Renault, Young & Rubicam and 9 Télécom.
The development is located in the heart of the new city centre which is dominated by the media and advertising sector and benefits from its close proximity to the Paris CBD and La Défense. This area has been the focus of an extensive city regeneration project recently.
The building will provide over 4,000 m² of lettable area over seven floors with 95 basement car parking spaces. It benefits from prominent architecture and will be delivered to a high standard including full air conditioning. The property was developed by Bouygues Immobilier, one of France's leading property developers and the architects Chaix Morel et associés.
The Warburg - Henderson Pan-Europa Fonds Nr. 2 was launched in December 2004 and has so far acquired three office properties in France, Italy and the UK. Further investments are imminent.
