Warburg - Henderson KAG invests in Edinburgh
Warburg - Henderson KAG has acquired 525 Ferry Road in Edinburgh for its property Spezialfonds Warburg - Henderson Pan-Europa Fonds Nr. 1. The office property was purchased for €45 million and is the sixth purchase for the KAG in the UK. The property, which was completed in 2001 and comprises around 10,000 sq m, is fully let to a well known financial service provider on a long term basis.
The Warburg - Henderson Pan-Europa Fonds Nr. 1 was closed in May of this year raising in excess of €400 million equity from ten German and Austrian institutional investors. With the use of gearing the Fund will grow to a size of over €800 million once fully invested. It currently owns 13 office and retail properties in five European countries. Further acquisitions for the Fund of around €200 million are planned for the second half of the year. Focus of these purchases will be Western Europe, namely France, Germany, Italy, the Netherlands and Spain.
Following the successful closing of the Warburg - Henderson Pan-Europa Fonds Nr. 1 and 2, the recent launch of the Warburg - Henderson Pan-Europa Fonds Nr. 3 and receipt of further equity commitments for their two country-specific funds the KAG has around €1 billion of capital currently available for deployment.
