Warburg - Henderson acquires first property in Italy for Warburg - Henderson Pan-Europa Fonds Nr. 2

Warburg - Henderson Kapitalanlagegesellschaft für Immobilien mbH, Hamburg has continued its European acquisition program with the purchase of a further property.

The latest acquisition, the first in Italy, comprises a scheme of ca. 7.000 m² and 93 car parking spaces, located on Via Lorenteggio in Milan. The office building is fully let to the telecoms company Vodafone. The property was purchased for ca. €16,5m and is the second building for the Fund, which was launched in December 2004. One of Manchester's most sought after office buildings was purchased for the Fund in January of this year.

Warburg - Henderson specialises in the creation and management of pan-European property Spezialfonds. The company applies a professional investment process, leading-edge property research and has excellent local market access in Europe. It was founded in 2001 as a joint venture between M.M.Warburg & CO, Hamburg, and Henderson Global Investors, London.
Warburg - Henderson has initiated five property funds since December 2002 with German and international institutional investors, raising equity in excess of €700m.
