Warburg - Henderson KAG invests in retail properties
Acquisition of Outlet-Mall Center in Parndorf near Vienna

Warburg – Henderson Kapitalanlagegesellschaft für Immobilien mbH, Hamburg is continuing its investment programme in the European markets with the acquisition of a retail property in Austria. Since the beginning of the year the KAG has purchased seven properties in Belgium, Germany, Italy, Sweden and the UK.

The latest acquisition is the Factory Outlet Mall Centre „BIGG“ in Parndorf. The Centre is located around 45 km from Vienna and benefits from excellent motorway access. The property was acquired for the Warburg – Henderson Österreich Fonds Nr. 1 for around €30m. This is the eighth acquisition for the Fund.

The centre was opened in August 2005 and comprises of 29 units providing a lettable area of 11.760 sqm and 700 parking spaces. Tenants include Gerry Weber, Triumph, Lloyd Shoes and the Ahlers Group. The property is adjacent to the McArthurGlen Designer Outlet Centre Parndorf, one of the most famous and most successful Factory Outlets in Austria.

The property was purchased from the SIGNA Unternehmensgruppe of the Austrian property investor Rene Benko. The transaction was undertaken by Henderson Global Investors Immobilien Austria GmbH, Vienna, as the Asset Manager for the Fund.
