Warburg - Henderson KAG acquires further property in the UK
Office building in London purchased for around £80m
Warburg – Henderson Kapitalanlagegesellschaft für Immobilien mbH (KAG), Hamburg, has acquired the property 3 Bunhill Row in London for around £80m for its property Spezialfonds Warburg – Henderson Pan-Europa Fonds Nr. 1.
The investment comprises an office building located in the City of London extending to a total lettable area of around 9,200 sqm and six basement car parking spaces. The property is fully let to Linklaters Business Services, part of Linklaters, one of the world’s largest law firms. It was completed in February 2003 by leading City office developer Helical Bar plc. and benefits from excellent access to public transport.
The Warburg – Henderson Pan-Europa Fonds Nr. 1 was launched in July 2003 for a number of German and foreign institutional investors committing equity in excess of €600m. The Fund invests primarily in commercial properties in France, Germany, Italy and the UK with a risk/return profile of Core plus.
The Fund is currently invested in 20 office and retail properties in seven European countries. Further acquisitions are imminent.
